Our association is a Florida not-for-profit corporation, chartered to maintain the best standards of appearance and function for our 96-home Community in West Melbourne, Florida.

The Architectural Review Committee will inspect rentals once per quarter for compliance.

Sheridan Woods is a Deed Restricted community located 28 miles south of Cape Canaveral, in Brevard County, in the City of West Melbourne, Florida.  Conveniently located near I-95 exit 180 at US192 (West New Haven Ave.), Sheridan Woods is a community of homeowners who care about their homes and their neighbors.  The Sheridan Woods Community Association and its volunteers are dedicated to helping preserve the value and desirability of Sheridan Woods.  Please visit all the links and pages at this website to learn more about Sheridan Woods.

Sheridan Woods’ tranquil streets and sidewalks are decorated with 96 homes that encircle a lake (retention pond).  It is common to see Sheridan Woods homeowners outside talking to their neighbors or walking their dog.  The Community features a playground and an automatic security gate which uses an access code or remote.

This gated community is accessed by Sheridan Road.  The 1.7-mile long, 30mph, east-west road is lined with other fine gated communities and bike lanes.  Sheridan Road connects West Melbourne’s major north-south corridors: John Rodes Blvd. and Wickham Road.

Centrally located between Palm Bay and Viera, Sheridan Woods has relatively low property taxes.  For example, a $300K, 1,800 square foot home, is assessed approximately $1,650 in annual property taxes.  As a mainland community, Sheridan Woods homes are not as susceptible to high winds, ocean salt, or high property insurance premiums, when compared to beachside communities.  Generally, mainland homes offer more square footage per dollar than beachside homes.  Initially begun as a Coy Clark development, most Sheridan Woods homes were constructed between 1993 and 1996, by homebuilder Holiday Homes and other builders.

Sheridan Woods currently maintains a $544.50 per home annual assessment, due January 1st of each year.  This assessment helps the Community maintain the security gate, landscaping, common areas, the lake, cover administrative expenses, and save –within a reserve fund –for potentially large non-recurring HOA expenses.

Sheridan Woods has a volunteer Board of Directors for the Sheridan Woods Community Association, Inc., a Florida not-for-profit Corporation.  The Directors are Sheridan Woods homeowners.  To keep the annual assessment low and maintain a friendly but respectful environment, the Community does not use a management company.  The Board consists of a President, Treasurer, Secretary, and two VP Directors.  A Board member coordinates this web page, Twitter feeds, the Welcome Wagon, the newsletter, and social events.  Sheridan Woods also has an Architectural Review Committee (ARC) which reviews and approves exterior projects and architectural plans.  Sheridan Woods has quarterly Board meetings, an annual Owners meeting (January), annual Garage Sale (February or March), an occasional community social or block party, and annual (Spring) exterior home inspections to ensure compliance with C&Rs.  At Sheridan Woods, homeowners take pride in their landscaping and the exterior maintenance of their homes.
